Yes! You own your home outright. You just pay a simple weekly site fee for the land, access to amenities, and maintenance of the community.
It’s one handy fortnightly direct debit that covers:
- The land lease
- Maintenance of shared areas (gardens, roads, clubhouse)
- Access to pools, gyms, community hall, and other facilities
You just need to budget for your own utilities – water, power, internet – nothing unexpected.
If you’re eligible, yes! Many residents receive Commonwealth Rent Assistance, which helps offset that site fee. Centrelink or Veterans’ Affairs can confirm your eligibility.
Each state legislates Land Lease Communities slightly differently, even though the core model is still the same. Refer to the following legislation for each state:
QLD – Manufactured Homes (Residential Parks) Act 2003 (Qld)
NSW – Residential (Land Lease) Communities Act 2013 (NSW)
VIC – Residential Tenancies Act 1997 (Vic), Part 4A

Yes, all of it. You appoint whichever agent you like, and 100% of any capital gains are yours, no catches.

Home Maintenance: Your home is built for minimal fuss. We’ll suggest a few handy upkeep tips, but no major repairs unless something odd happens.
Certainly! If you’re buying off-the-plan, you can choose colours and upgrades from our approved range (subject to approvals). And once you’re in, internal changes are allowed within guidelines – just keep external colour or structural changes consistent to protect the community feel.
Electricity charges vary between Lincoln Place communities depending on the local energy provider and network arrangements.
Your electricity costs may include:
- Usage charge – the amount you pay for the electricity you use, measured in kilowatt hours (kWh).
- Daily supply charge – a fixed daily charge that helps cover the cost of supplying electricity to your home. Some communities do not have a daily supply charge.
