Leading over-50s lifestyle community provider Lincoln Place has acquired a 31.25-hectare site in Yeppoon and will deliver the region’s largest master-planned land lease community to cater to the population’s growing number of
downsizers.

The site at 73 Limestone Creek Road in Inverness was acquired for $14.035 million with planning approval in place for a masterplanned 401-lot lifestyle estate. Lincoln Place Chief Executive Officer Paul Yeo said the project would create a significant number of local jobs during construction and boost local housing supply, with early works commencing next year.

“Yeppoon stands out as one of Queensland’s top regional coastal destinations, but the supply of new homes for the over-50s market – who make up approximately 32% of the local population – is limited,” Mr Yeo said.

“Providing quality new homes for downsizers is an important pillar of the housing ecosystem and enables people to free up space – and capital – and enjoy a vibrant community lifestyle with abundant amenities, without leaving their local community.

“Lincoln Place will deliver the largest over-50s lifestyle community in the region, with thoughtfully designed homes and a multimillion investment in a state-of-the-art clubhouse, recreation spaces and amenities that promote an active, social lifestyle.

“These will include a wellness centre, heated pool, community garden, lawn bowls green, pickleball courts and an array of BBQ areas, pocket parks and green spaces.

Mr Yeo said the new Lincoln Lifestyle over 50s community would be located less than 1.5 kilometres from local shopping centres and the Yeppoon Golf Club, and 2.5 kilometres from the beachfront and Keppel Bay Sailing
Club.

“Yeppoon’s new Lincoln Lifestyle over 50s community will be designed as an extension of the existing neighbourhood with above average lot sizes of 400sqm and a selection of architecturally designed two and threebedroom floor plans and facades across a range of single-storey homes,” he said.

“Quality fit-outs, landscaping and ducted air-conditioning are standard inclusions.”

Mr Yeo said the new Lincoln Lifestyle estate was creating opportunities for people over 50 to downsize through the land lease model, a popular housing option in Australia and internationally that allows you to purchase a home,
while leasing the land.

“When you buy into a land lease community, you own your home outright, but there’s no Stamp Duty, body-corporate fees or Deferred Management Fees, and no council rates,” he said.

“The only ongoing cost is a weekly site rental fee for the land that also covers the maintenance of the community and the extensive lifestyle amenities.”
