6 February 2026 – Albury-Wodonga’s premier over-50s lifestyle community is set for a major expansion as developer Lincoln Place acquires a neighbouring greenfield site to add more than 100 homes and a new public park at Lincoln Lifestyle Baranduda.

The 4.8ha parcel on Boyes Road was acquired in January and adjoins the northern boundary of Lincoln Lifestyle Baranduda on Ellen McDonald Drive, bringing the total site area to 15ha.

Lincoln Place CEO, Paul Yeo, said the expansion would strengthen housing supply in the border region and provide space for new recreational amenities for both residents and the wider community.

“With this new space and the finalisation of plans for our existing site, we’re delivering a further 115 new homes specifically designed for over-50s in the Albury-Wodonga region,” Mr Yeo said.

“We are proud that the expansion of Lincoln Lifestyle Baranduda and extension of the program will deliver more housing, sustain local jobs and contribute to the region’s economy within the next decade.

“It’s all part of our commitment to investing in our communities and delivering new housing options for downsizers in the regions they know and love.”

Lincoln Place Senior Development Manager, Ben Sanderson, said the new site would also host a 1.34ha public park adjoining the existing public space on Boyes Road, to be delivered in a future stage of the project.

“The park will become a space for residents and their neighbours from across the Baranduda community to connect and stay active, with walking tracks and bench seating,” Mr Sanderson said.

“We are also consulting with our residents on the addition of further resident-exclusive amenities on-site to complement our 900sqm clubhouse facilities, which opened in 2025 following the $2 million restoration of the former Trinity Anglican College Hall.

“We have received a planning permit and are in the detailed design phase to bring more high-quality homes and amenities to this growing over‑50s community.”

Baranduda is proving popular for downsizers and young families due to its tranquil, rural setting, growing economic development and proximity to Albury-Wodonga’s health, shopping and transport offerings.

Upon completion, Lincoln Lifestyle Baranduda will deliver 211 new homes, with a thriving resident community already calling it home. Existing on-site amenities at the clubhouse and wellness centre include an indoor pool, bowls green, pickleball court, games room, lounge and dining areas and cinema.

Due to high demand, all homes in stage two are currently under construction, with limited homes remaining. Stage three civil works are underway with homes to be released to market later this month.
