National land lease estate developer – operator, Lincoln Place, has lodged a planning proposal with Townsville City Council to develop and manage Townsville’s first premium over 50’s land lease community, to be named Northern Beaches Lifestyle Estate. The Estate will be located adjacent to the existing Sanctum community developed by the Maidment Group, located in the aspirational growth area north of Townsville. Following approval, the proposed development timeline aims to start construction in April 2025, and welcome first residents to the Estate in March 2026.
An Australian business, Lincoln Place is an established developer, owner and operator of over 50’s Lifestyle Estates with 21 land lease communities across NSW, Victoria, ACT and Queensland. More than 3000 residents already call Lincoln Place Estates home. Lincoln Place has identified Townsville as a key area for active downsizers based on the urban centre offering comprehensive healthcare, entertainment and cultural activities with proximity to the natural attractions of the Queensland coastline, hinterland and Great Barrier Reef.
In a land lease community such as Northern Beaches Lifestyle Estate residents purchase a modern home while leasing the land on which it sits, paying a weekly fee to the community operator. The land lease model offers several financial benefits: no stamp duty, no council rates or strata fees, potential eligibility for Commonwealth Rental Assistance for pensioners, and no entry or exit fees (deferred management fee). Residents benefit from 100% of all capital gains when their home is sold.
The submission to Townsville City Council outlines details for 350 homes and resort-style lifestyle amenities, all set within landscaped surrounds. Stage 1 amenities include a resident Clubhouse featuring a library, theatre, dining, kitchen, bar, lounge and outdoor dining bbq areas. To encourage an active lifestyle Stage 1 facilities include a gym, swimming pool, bowling green, pickleball courts and walking paths. Future stages include a sports pavilion, golf driving nets, community garden, RV storage another pool and wellness studio. Residents will choose from a range of modern architecturally designed homes, all crafted with low maintenance in mind and designed to adapt to local conditions.
