Lincoln Place has acquired a 9.2-hectare site in Moama in the Murray River Region, with planning approval to deliver a $100 million masterplanned over-50s lifestyle community.

The project represents the group’s third lifestyle community on the New South Wales-Victoria border, where it has active communities in Albury and Baranduda.

The Moama site, located in the heart of the region’s food and wine district and adjacent to the Rich River Golf Club, has planning approval in place to deliver 197 homes, a central clubhouse and extensive lifestyle and recreation amenities.

Lincoln Place Chief Executive Officer, Paul Yeo, said the river townships of Moama and Echuca have a high population of people aged over 55.

“Well over one third of the population in the Echuca Moama region is aged over 55 and the riverside townships are popular destinations for holiday makers drawn to the local wineries, restaurants and festivals,” Mr Yeo said.

“Located within the prestigious The Range Estate’s masterplan, our new Moama community will complement the existing neighbourhood with a selection of architecturally designed single-storey homes alongside a multi-million investment in a central clubhouse, wellness centre and recreational facilities.

“Its location also offers convenient access to established amenities, including two 18-hole championship golf courses, and easy connection to everyday conveniences including in Moama and Echuca.”

Mr Yeo said Lincoln Place’s vision for the Moama lifestyle estate is to create a place where residents can live life well in thoughtfully designed homes, with access to recreation spaces that encourage connection and promote wellbeing.

“Our on-site, secure, gated community will feature a modern clubhouse, wellness centre, and recreational facilities designed to promote an active and social lifestyle, including a heated indoor pool, gym, private theatrette, library, lounge and dining areas, and bowling green,” he said.

“The landscaped grounds will also feature multiple BBQ areas, pocket parks, a community garden and inviting green spaces, with views over the golf course.”

Mr Yeo said the community would create new housing supply and a significant number of local jobs over the next six years, with construction expected to commence in mid-2026.

“Our land lease model continues to resonate with over-50s seeking flexibility, a sense of community and new lifestyle opportunities, and we’re proud to bring this offering to the Murray region,” he said.

“We expect to welcome our first residents in mid-2027.”
