Lincoln Place set to revolutionise downsizing with new over-50s lifestyle community

10 June 2026 – Lincoln Place is making its mark in Tamworth, acquiring a 13.6-ha property located seven kilometres from the city’s CBD for a new over-50s lifestyle community designed to meet growing demand for quality, low-maintenance living.  

Planning approval is already in place for the $155 million masterplan that will deliver 217 new homes in Oxley Vale, alongside exclusive lifestyle and recreational amenities. 

Lincoln Place Chief Executive Officer Paul Yeo said the community, to be known as Lincoln Lifestyle Tamworth, was the group’s 15th over-50s community in regional New South Wales.

Planning approval is in place for 217 new homes at the 13.6-ha Oxley Vale site, located seven kilometres from Tamworth’s CBD.

“More than one-third of the city’s population is aged over-50, and we’re grateful to Tamworth Regional Council for sharing our vision to deliver purpose-built housing for this growing demographic,” Mr Yeo said. 

“Lincoln Place has been actively delivering design-driven communities in key regional centres in New South Wales, like Tamworth, where the demand for this type of lifestyle is rapidly increasing. 

“We have seen this at our Mudgee community in central west New South Wales, with 25 homes already delivered alongside the construction of the multi-million-dollar clubhouse and wellness centre. 

“Our new Tamworth community will enable local over-50s to downsize into architecturally designed, low-maintenance homes designed to complement the area’s regional lifestyle, that allows them to continue thriving and contributing to the region in the years ahead.” 

Mr Yeo said Lincoln Lifestyle Tamworth will deliver a mix of two and three-bedroom homes, secure garages and private courtyards, alongside a multi-million-dollar amenities precinct exclusive to residents. 

“This type of lifestyle appeals to home buyers who want to downsize while maintaining an active lifestyle,” he said.   

“Positioned in the growing suburb of Oxley Vale, the community is close to the new Windmill Hill retail centre and Tamworth’s shopping district and restaurants, with easy access to the city’s famous festivals and scenic trails. 

“It’s the ideal blend of being close to everyday conveniences yet distanced enough to enjoy a rural lifestyle in relaxing surrounds. 

“In addition to providing housing diversity, we will be driving new investment in Tamworth throughout the staged, multi-year construction program.”
