6 February 2026 – Shovels hit soil in Wangaratta today as works commenced on the region’s first masterplanned over-50s lifestyle community, set to deliver 227 new homes and a multi-million investment in sport and recreation amenities.

Yeo for the milestone sod turn on the 16.3 ha site at 126 Linder Road.
Mr Yeo said the $120 million estate, known as Lincoln Lifestyle Wangaratta, would create local jobs and bring much needed housing supply to Victoria’s border region.
“Civils are now underway by regional contractor Excell Gray Bruni, with the program of works to create more than 125 jobs in the area over the next 6 years as we bring this project to life,” Mr Yeo said.
“With 38% of people in Wangaratta aged over-55, these architecturally designed, high-quality, low-maintenance homes cater specifically to the growing downsizer market.
“Upon completion, Lincoln Lifestyle Wangaratta will deliver 227 homes with a selection of thoughtfully designed two- and three-bedroom floor plans and facades across a range of single-storey homes, within a secure, gated community, just minutes from the Wangaratta CBD.
“Following the commencement of works, we expect to welcome our first residents in mid 2027.”
Mr Johnson said the milestone marked the beginning of six-years of staged development, which would also include the creation of a world-class amenities precinct that promotes an active, social lifestyle.
“In future stages we will also deliver a multi-million dollar clubhouse for residents, with extensive recreation and wellness facilities to enhance the lifestyle on offer here,” he said.
“These state-of-the-art facilities include a wellness centre heated pool, private theatrette, lawn bowls green and pickleball courts, and more spaces for residents to connect and relax, oriented to take in views of the Warby Ranges.
“They will be centred around a magnificent gum tree being retained on-site, providing shade and acting as a true natural heart of the community. The landscaped grounds will be complemented by BBQ areas, pocket parks, a community garden and open green spaces where residents can embrace regional Victoria’s beautiful natural environment.”
Mr Johnson said the delivery of homes under the land lease model created opportunities for local over-50s to embrace a new lifestyle and free up capital.
“When you buy into a land lease community you own your home outright, but there’s no Stamp Duty, body-corporate fees or Deferred Management Fees, and no council rates,” he said.
“The only ongoing cost is a weekly site rental fee for the land that also covers the maintenance of the community and the extensive lifestyle amenities.”
Lincoln Lifestyle Wangaratta is a 2.5-hour drive from Melbourne, and located close to high-quality health services, retail and dining options.
