Leading over-50s community provider Lincoln Place says its new masterplanned lifestyle estate in Townsville’s Northern Beaches is the first of its kind in the region and will cater to the city’s growing number of downsizers.
Lincoln Place chief executive Paul Yeo said the first slabs would be on ground by the end of the year at the 350-lot development.
“Townsville is one of Australia’s fastest growing cities, yet new housing supply for the city’s downsizer market – who account for almost 38 per cent of the population, is incredibly low,” he said.
“Providing quality new homes for over-50s is an important pillar of the housing ecosystem and enables people to downsize, free up capital, and enjoy a vibrant community lifestyle with abundant amenities.”
“Located within the Sanctum masterplan in Mount Low, we’ve designed a safe and vibrant neighbourhood exclusively for the over-50s market, with thoughtfully designed homes and a multimillion investment in recreation spaces and amenities that promote an active, social lifestyle.”
“It will become a community within a community, with access to parks, retail and surrounding services.”
Amenities include an exclusive resident clubhouse featuring a library, theatre, dining, kitchen, bar, lounge and outdoor dining and barbecue area, gym, two swimming pools, bowling green, pickleball courts and walking paths.
Other facilities include a sports pavilion, golf driving nets, community garden, RV storage and wellness studio.
Mr Yeo said a network of local consultants, contractors and trades would bring the more than $200m lifestyle estate to life over the course of the next five years.
“We are assembling an expert team of local trades to deliver this new community at pace,” he said.
“Based on the current construction program, the first homes are scheduled for completion by Christmas 2026.”
Mr Yeo said greenfield community developments of this scale typically created significant local jobs and represented a substantial long-term investment by the developer, who would own and maintain the land.
“Land leasing is a widely accepted housing model in Australia and internationally because of the value it brings to individuals and communities,” he said.
“Under the land lease model, residents own their homes, but not the land.”
“This enables us to sell quality homes that are genuinely affordable, and an opportunity for buyers to release equity in their current home whilst moving to a community with premium lifestyle amenities.”
“For our Townsville community, it also means residents pay no stamp duty or council rates, body-corporate fee or deferred management fees, and importantly no entry or exit fees.”
“The only ongoing charge is a weekly site fee which provides an all-access pass to the community facilities, maintenance of the common grounds, curated events programs and a secure gated community.”
“Seniors living in Townsville is changing, and we’re proud to be part of the solution.”
Home buyers will have a selection of two- and three-bedroom floorplans and facades across a range of single-storey, slab-on-ground homes. Quality fit-outs, landscaping and air conditioning are standard inclusions.
Future residents will enjoy easy access to Deeragun Village, offering shopping, medical and transport services and Sanctum’s expansive open parklands, walking paths and shared spaces.
