Something special is taking shape in Townsville’s Northern Beaches. The multi-million dollar Clubhouse and Wellness centre precinct has been unveiled at Lincoln Lifestyle Northern Beaches, featuring two pools, private pickleball courts, a championship-size bowling green, and more.
Thoughtfully designed to promote connection, relaxation and wellness, this 1ha haven will be exclusively available for residents and become the heart of this vibrant over-50s community.
Whether it’s staying active, unwinding by the pool, or connecting with neighbours, there’s a space for every moment.
Home construction is officially underway at Lincoln Lifestyle Northern Beaches, with the first home slab poured, and the community’s first residents there to see the start of their stunning home in a soon-to-be stunning North Queensland Community.
Located at Mount Low within the Sanctum residential masterplan, the new $200 million over-50s lifestyle community will deliver 360 homesites, with the first 31 homes forming part of the community’s initial stage. Local Townsville builder Glenn Sexton Constructions has commenced construction, marking another major milestone in bringing the community to life.
Among the first homeowners to see their new home take shape were Neil and Therese Forrest, who attended the slab pour alongside Lincoln Place Chief Executive Officer Paul Yeo.
The couple are relocating from Far North Queensland to be closer to their family in Townsville, including their seven grandchildren. Having previously lived in a lifestyle community, Neil and Therese were drawn to Lincoln Lifestyle Northern Beaches for its welcoming community environment, quality amenities, secure gated setting and convenient location.
“We’ve lived in a lifestyle community before and value having like-minded neighbours, lots of amenities close to home, and living within a gated, secure estate,” Therese said.
The couple chose the two-bedroom, two-bathroom Hibiscus home design with a double garage, attracted by its thoughtful layout and the lifestyle the community will offer.

When complete, Lincoln Lifestyle Northern Beaches will feature a multi-million-dollar lifestyle and amenities precinct designed to give residents plenty of opportunities to stay active, socialise and enjoy life close to home.
Planned amenities include a resort-style outdoor pool, indoor pool, gym, sports pavilion, bowling green, pickleball courts, walking paths and outdoor dining and BBQ areas.
A separate clubhouse will provide even more spaces for residents to connect, with a private cinema, library, dining area, kitchen, bar and lounge available for social gatherings with neighbours, friends and family.
With the first 31 homes now under construction, the community is set to take another significant step forward in the coming months, with the 6,200sqm lifestyle and amenities precinct to be delivered in future stages.
Lincoln Lifestyle Northern Beaches is designed as a ‘community within a community’, located within the wider Sanctum residential masterplan.
Residents will have access to nearby parklands and be just eight minutes from Bushland Beach, while Deeragun Village and surrounding services are also conveniently close by. Townsville’s city centre is within easy reach, giving residents the opportunity to enjoy a relaxed coastal lifestyle without being disconnected from everything they need.
Our civil construction team is currently focused on delivering all Stage 1 civil works, while also progressing key infrastructure across portions of Stages 2 and 3. Pleasingly, these works remain on schedule and are anticipated to be completed in July 2026.
Over recent months, significant milestones have been achieved across the site, helping to realise the vision for our vibrant over-50s community.
One of the most visible achievements has been the completion of the community entry road, marking the first look at what will be a welcoming streetscape that will greet future residents. This milestone marks an important step in establishing the framework of the community and showcases the progress being made on site.
Earthworks have also advanced considerably, with all Stage 1 bulk earthworks now complete. Construction crews are continuing to move through the balance of the site, preparing future stages for the delivery of homes and community infrastructure.
Underground services are progressing well, with approximately 60 per cent of Stage 1 civil infrastructure now installed. This includes essential water, sewer and stormwater services that will support the community for years to come. These works form a critical part of the project’s foundation and ensure the site is ready for the next stages of development.
At the same time, electrical and communications infrastructure is also taking shape, with approximately 50 per cent of Stage 1 works now complete. These installations will provide residents with modern utility connections and communications services, supporting the connected and convenient lifestyle Lincoln Lifestyle Northern Beaches is designed to offer.
The continued momentum on site reflects the strong commitment of the project team and contractors, who are working diligently to maintain construction schedules while delivering a high-quality outcome for future homeowners.
Even more transformation across the community will be seen in the coming months. With major civil works advancing well and key infrastructure continuing to be installed, Lincoln Lifestyle Northern Beaches is rapidly taking shape as one of Townsville’s most exciting over-50s lifestyle destinations.
We look forward to sharing further quarterly development updates as construction continues and thank you for your ongoing support and enthusiasm as we bring your home at Lincoln Lifestyle Northern Beaches to life.
Townsville’s downsizers are stepping into a new era of living as Lincoln Place launches its $200 million Lincoln Lifestyle Northern Beaches estate, the city’s largest land lease community, with early works already
progressing on site.
The 350-lot masterplanned lifestyle community, exclusively for over-50s, will deliver 30 homes in its first stage, with the remaining stages to be completed over the next five years alongside a multi-million-dollar investment in amenities.
Lincoln Place Chief Executive Officer, Paul Yeo, said the selection of new home designs across low-set two- and three-bedroom floorplans were thoughtfully designed for Townsville’s sub-tropical climate.
“From our early engagement with the community, we’ve incorporated a number of features into the home designs, with air-conditioning a standard inclusion alongside native, drought-tolerant landscaping and spaces within the estate for RV and boat storage,” Mr Yeo said.
“We’ve also considered North Queensland’s susceptibility to weather events, with all homes and facilities to be built to cyclone-rated standards, and the community will be gated, private and secure for peace of mind.
“Importantly, we’re creating new opportunities for over-50s to downsize close to local beaches, weekend markets and pocket parks, and an abundance of private resident facilities.”
Multi-million-dollar resident amenities include resort-style outdoor and indoor pools, a clubhouse with private cinema, library, dining area, lounge and bar, and kitchen, a wellness centre and gym, outdoor dining and BBQ areas, sports pavilion, bowling green, pickleball courts and walking paths.
Mr Yeo said early purchasers could choose from a range of home designs while the project was under construction, with the first homes expected to be completed by Christmas 2026.
“We’ve already received significant interest from the community, with almost 100 people attending our Public Launch event, along with over 150 at our previous information sessions. Many are joining our Priority Access Club for the chance to place an expression of interest to have first option of securing their preferred home,” he said.
“Buying into this project provides a rare opportunity to select a home that suits their unique lifestyle, from quality inclusions to low-maintenance finishes, as well as optional upgrades such as full-height bathroom tiles or extra power sockets.
“Interestingly, the majority of the pre-launch interest came from downsizers all around Townsville and as far as the Gold Coast and Sydney.”
Located within the Sanctum masterplan at Mount Low, Lincoln Lifestyle Northern Beaches residents will enjoy easy access to multiple shopping complexes, offering shopping, medical and transport services and Sanctum’s expansive open parklands, walking paths and shared spaces.
Mr Yeo said the land lease model would allow more of Townsville’s residents to downsize close to home, while freeing up existing housing stock to the local market.
“We are proud to create opportunities for Townsville’s over-50s to downsize through the land lease model, which is delivering benefits for more than 3,000 people living in Lincoln Place communities across Australia,” he said.
“With no stamp duty, no exit fees and no body corporate fees, land lease provides a pathway to financial freedom. The only cost is an ongoing weekly site rental fee that also covers maintenance of the community and the extensive lifestyle amenities.”
Prices for two-bedroom homes in the first home release start from $565,000.
Under the land lease model, residents can enjoy a range of financial benefits, including no entry or exit fees, no stamp duty, no body corporate fees, no deferred management fees and no council rates. Residents pay for utilities and a single weekly site rental fee, which also covers the upkeep of the community’s lifestyle amenities.
Leading over-50s community provider Lincoln Place says its new masterplanned lifestyle estate in Townsville’s Northern Beaches is the first of its kind in the region and will cater to the city’s growing number of downsizers.
Lincoln Place chief executive Paul Yeo said the first slabs would be on ground by the end of the year at the 350-lot development.
“Townsville is one of Australia’s fastest growing cities, yet new housing supply for the city’s downsizer market – who account for almost 38 per cent of the population, is incredibly low,” he said.
“Providing quality new homes for over-50s is an important pillar of the housing ecosystem and enables people to downsize, free up capital, and enjoy a vibrant community lifestyle with abundant amenities.”
“Located within the Sanctum masterplan in Mount Low, we’ve designed a safe and vibrant neighbourhood exclusively for the over-50s market, with thoughtfully designed homes and a multimillion investment in recreation spaces and amenities that promote an active, social lifestyle.”
“It will become a community within a community, with access to parks, retail and surrounding services.”
Amenities include an exclusive resident clubhouse featuring a library, theatre, dining, kitchen, bar, lounge and outdoor dining and barbecue area, gym, two swimming pools, bowling green, pickleball courts and walking paths.
Other facilities include a sports pavilion, golf driving nets, community garden, RV storage and wellness studio.
Mr Yeo said a network of local consultants, contractors and trades would bring the more than $200m lifestyle estate to life over the course of the next five years.
“We are assembling an expert team of local trades to deliver this new community at pace,” he said.
“Based on the current construction program, the first homes are scheduled for completion by Christmas 2026.”
Mr Yeo said greenfield community developments of this scale typically created significant local jobs and represented a substantial long-term investment by the developer, who would own and maintain the land.
“Land leasing is a widely accepted housing model in Australia and internationally because of the value it brings to individuals and communities,” he said.
“Under the land lease model, residents own their homes, but not the land.”
“This enables us to sell quality homes that are genuinely affordable, and an opportunity for buyers to release equity in their current home whilst moving to a community with premium lifestyle amenities.”
“For our Townsville community, it also means residents pay no stamp duty or council rates, body-corporate fee or deferred management fees, and importantly no entry or exit fees.”
“The only ongoing charge is a weekly site fee which provides an all-access pass to the community facilities, maintenance of the common grounds, curated events programs and a secure gated community.”
“Seniors living in Townsville is changing, and we’re proud to be part of the solution.”
Home buyers will have a selection of two- and three-bedroom floorplans and facades across a range of single-storey, slab-on-ground homes. Quality fit-outs, landscaping and air conditioning are standard inclusions.
Future residents will enjoy easy access to Deeragun Village, offering shopping, medical and transport services and Sanctum’s expansive open parklands, walking paths and shared spaces.
