5 May 2026 – Shovels hit soil in Moama today as work commenced on a 197-lot masterplanned over-50s lifestyle community in the Murray region by Lincoln Place, one of Australia’s fastest-growing land lease community operators.
The purpose-built 9.2-hectare estate will deliver a fresh approach to over-50’s living in Moama, creating a vibrant and secure community designed to embrace the region’s river lifestyle with new homes and a multi-million-dollar investment in sports, wellbeing and recreation amenities.

Murray River Council Mayor John Harvie and Committee for Echuca Moama Chief Executive Officer Jayden Howe joined Lincoln Place Chief Executive Officer Paul Yeo at the milestone sod turn for the $130 million lifestyle community located on The Range Boulevard, adjoining Rich River Golf Course.
Mr Yeo said the project reflected Lincoln Place’s commitment to delivering high-quality lifestyle communities that meet the evolving needs of Australia’s over-50s and create long-term value for regional communities.
“With almost half of Moama’s population aged over-50, this community comes to the region at the right time. Lincoln Place is proud to be investing in Moama, helping shape the future of over-50s living in regional Australia by providing modern, low-maintenance homes alongside expansive amenities,” Mr Yeo said.
“Our communities are thoughtfully designed to help people downsize without compromise by unlocking equity, reducing the burden of home maintenance, and creating opportunities to live connected, active and fulfilling lives.”
With a growing national portfolio and a strong track record of delivery, Lincoln Place has helped redefine over-50s living, particularly in regional hubs where demand for high-quality housing and lifestyle options continues to grow.
“Civil works are now underway, and the first residents are expected to move into their homes in mid-2027 to enjoy the next chapter of their lives.” Mr Yeo said
Nestled within the prestigious Range Estate just moments from the Murray River and less than 850 metres from the Rich River Golf Club, the gated community will feature a range of modern, single-level two- and three-bedroom homes,
Mr Yeo said Lincoln Lifestyle Moama’s location embraces the charm of the riverside towns of Moama and Echuca, while delivering modern convenience.
“With the riverside only minutes away and the Rich River Golf Club right next door offering two championship 18-hole courses, tennis courts, bowls club and dining venues, there’s endless opportunities for recreation and entertaining family and friends,” Mr Yeo said.
“Residents will enjoy peace of mind and a ‘lock-up-and-leave’ lifestyle, ideal for exploring the Murray River trail and beyond, with the added benefit of high-quality amenities on their doorstep.
“At the heart of the community will sit an exclusive clubhouse, alongside a wellness centre and recreation spaces featuring a heated indoor pool, gym, private theatrette, library, lounge and dining areas, and bowling green,” he said.
Mr Yeo said delivering homes under the land lease model created opportunities for people over 50 to embrace a new lifestyle, with more than 3,000 Australians living in Lincoln Place land lease communities along the east coast.
“When you buy into a land lease community you own your home outright, but there’s no Stamp Duty, body-corporate fees or Deferred Management Fees, freeing up funds for travel, lifestyle or family,” he said.
“The only ongoing cost is a weekly site rental fee for the land that covers the maintenance of the community and lifestyle amenities.”
As a leading provider, Lincoln Place is committed to delivering vibrant, over-50’s lifestyle estates, with existing communities across regional centres in Victoria and New South Wales, including the Border region at Huntly and Baranduda.
Information sessions will be held on Wednesday 13 May at 10:30am and 1:30pm at Rich River Golf Club, with more than 330 people already registered to learn about Lincoln Lifestyle Moama and the benefits of land lease living.
