East Gippsland Shire Council Mayor Jodie Ashworth joined Lincoln Place Executive General Manager (EGM) Development Angus Johnson to turn the sod on the Eagle Point community.

Construction is officially underway on East Gippsland’s largest masterplanned over-50s lifestyle community, which is set to deliver 203 new homes plus a multi-million-dollar investment in sports and recreation amenities in Eagle Point.

East Gippsland Shire Council Mayor Jodie Ashworth joined Lincoln Place Executive General Manager (EGM) Development Angus Johnson for the milestone sod turn on the 10.2-hectare site on Eagle Point Road.

Mr Johnson said the lifestyle estate would be the largest of its kind in East Gippsland, contributing to regional growth and addressing increasing demand for quality housing options among over-50s.

“The $130 million Lincoln Lifestyle Eagle Point community will deliver contemporary housing and lifestyle options for East Gippsland’s over-50s population, delivering jobs, investment and housing supply to the Lakes Region,” Mr Johnson said.

“Civil works are now underway with local contractor Rowe Constructions, and the first residents are expected to move into their homes in early 2027.

“With 63% of the population in Eagle Point aged over-50, and East Gippsland experiencing a 29% increase in people aged over 55 in the past 10 years, the masterplan meets the demand for thoughtfully designed, high-quality, low-maintenance homes for the growing downsizer market.

“This demand is best reflected in the early sales figures, with nearly 50% of our first home release at Lincoln Lifestyle Eagle Point sold prior to public launch through our Priority Access Club.”

Nestled on elevated land with sweeping views over Lake King, the masterplanned lifestyle estate will offer easy access to local cafes, shops, medical services, fishing, bushwalking and cycling trails, embracing Eagle Point’s lakeside lifestyle.

Mr Johnson said the sod turn event marked the beginning of five years of staged development, which would also include the creation of world-class amenities to promote an active, social lifestyle.

“Just minutes from Lake King and in close proximity to regional hub, Bairnsdale, the community will reflect the active lifestyle loved by locals, with a focus on wellbeing, security and connection,” he said.

“The resident clubhouse and wellness centre will be the heart of the community, featuring a cinema, library, lounge, alfresco dining areas, heated indoor pool, and yoga studio. Residents can enjoy the pickleball court, golf simulator and competition-sized bowls green, or simply relax in the open green spaces.”

Once complete, Lincoln Lifestyle Eagle Point will feature a range of two- and three-bedroom homes and an abundance of amenities, with residents able to enjoy peace of mind and a ‘lock-up-and-leave’ lifestyle within the secure community.

Mr Johnson said that by delivering homes under the land lease model, Lincoln Lifestyle Eagle Point was creating opportunities for over-50s to downsize and free up capital.

“Land leasing is a popular housing model both in Australia and internationally where you own your home, but not the land it sits on, meaning you pay no stamp duty, body-corporate fees or Deferred Management Fees,” he said.

“For our Eagle Point community, it means the only ongoing cost is a weekly site fee for the land that also covers the maintenance of the extensive lifestyle amenities.”
