2 September 2026 – Shovels hit soil today on Yeppoon’s latest purpose-built over-50s community, set to deliver up to 450 new homes and a multi-million-dollar amenities precinct over the next five years.
The 31.25-hectare over-50s lifestyle community by Lincoln Place will deliver approximately 8.5ha of community space alongside high-quality homes on the Central Queensland coast.
Livingstone Shire Council Mayor Adam Belot, State Member for Keppel Nigel Hutton MP and Federal Member for Capricornia Michelle Landry MP joined Lincoln Place Chief Executive Officer Paul Yeo at the community’s milestone sod turn event, to be called Lincoln Lifestyle Yeppoon.
Mr Yeo said the $400 million community was Lincoln Place’s second Queensland project to commence construction in the past year, with local contractors JRT Civil appointed to deliver early works, trunk sewer works and delivering 94 home sites across the community’s first three stages, alongside the first clubhouse precinct pad.
“With one third of Greater Rockhampton’s residents aged over 50, and a rapidly growing population, we’re helping shape the future of over-50s living in one of Queensland’s top coastal destinations,” Mr Yeo said.
“Our vision is to create a masterplanned community where downsizers can enjoy an active lifestyle, build new friendships, and remain connected to everything they value about Yeppoon.
“We’re proud to partner with expert local contractors JRT Civil whose valuable knowledge and trusted trade networks will help bring our vision to life, while supporting local jobs over the next five years.
“With early works now underway, we expect the first the residents to move in from mid-2027.”
Mr Yeo said the secure, gated community had been carefully planned to complement Yeppoon’s coastal lifestyle and natural setting, with the added convenience of on-site RV and boat storage.
“Homeowners will be close to local shopping centres, Yeppoon Golf Club, the beachfront and Keppel Bay Sailing Club, while enjoying an extensive range of amenities within the community itself,” he said.
“Our plans include the delivery of multiple community precincts over the life of the project, with the first of these offerings featuring a state-of-the-art clubhouse including residents’ lounge, private dining, community dining, library, private cinema, games room and craft studio, alongside an outdoor pool and BBQ areas.”

Mr Yeo said Lincoln Lifestyle Yeppoon would operate under the land lease model, creating opportunities for people over 50 to focus on lifestyle.
“When you buy into a land lease community, you own your home outright. There’s no stamp duty, no exit fees, no body-corporate fees, and no council rates, which creates an opportunity for residents to free up equity from the sale of their current home,” he said.
“The only ongoing costs are normal home utility costs and a weekly site rental fee that covers the maintenance of the community and the exclusive lifestyle amenities in and around the clubhouse.”
