Eagle Point Lifestyle Estate’s Proposed Clubhouse Area

National land lease community developer and operator, Lincoln Place, has announced plans to develop a premium over 50s land lease community in Eagle Point. The proposed community of 209 homes, called Eagle Point Lifestyle Estate, will be Lincoln Place’s first in the Gippsland Lakes region. Located between the towns of Bairnsdale and Paynesville, the community will boast breathtaking north easterly water views of Lake King. Following approval, Lincoln Place aims to start construction of Stage 1 homes and resort-style amenities immediately and welcome its first residents within 12 months.

Lincoln Place is an established developer, owner and operator of over 50s Lifestyle Estates in Australia with over 20 land lease communities across NSW, Victoria, ACT and Queensland. More than 3000 residents currently call a Lincoln Place Lifestyle Estate home.

The submission to East Gippsland Shire Council details plans for 209 homes and resort-style amenities, all set within landscaped grounds that capitalise on the natural beauty of the area and beneficial aspects of the land.

Community facilities will include a resident Clubhouse featuring a games room, VR golf simulator, cinema, community kitchen and bar as well as a library, residents lounge and alfresco dining areas. The adjoining wellness centre will include an art / craft studio, gym and class space, indoor heated swimming pool and sauna. Residents can maintain an active lifestyle with outdoor recreation amenities including a competition-sized bowls green and pickleball court.

The Clubhouse and homes have been carefully designed to maximise views of Eagle Point Bay and preserve the natural landscape. Existing mature trees will be retained, with the clubhouse and wellness precinct designed around a feature mature gum tree. Natural materials and colour palettes will be continued throughout the community to compliment the stunning natural backdrop of the Gippsland Lakes.

Lincoln Place has identified Eagle Point as an attractive location for downsizers due to its peaceful coastal atmosphere and proximity to supermarkets, medical facilities and transport options in nearby Bairnsdale Town Centre.  Neighbouring Paynesville is a popular tourist destination boasting plenty of dining options, boutique shops, and waterfront attractions, perfect for boating enthusiasts.  Residents at Eagle Point Lifestyle Estate will embrace a unique opportunity to holiday-year-round in this ideal location while downsizing to a safe and secure gated community.

A range of contemporary home designs will be available, all crafted with low maintenance in mind. The two-to-three-bedroom homes are built-on-site, with options for personalisation. A three-bedroom design with RV garage is perfect for those wanting to embrace a ‘lock-and-leave’ lifestyle. The masterplan preserves the natural elevations of the site, with homes stepped down to maximise the water views. Homes are designed to Livable Housing Australia’s Silver Standard, allowing residents to comfortably age in place. Homes will be fitted with solar panels, water tanks to supplement grey water usage and light-coloured roofs with a focus on sustainable outcomes.

The Proposed Pool and Spa

In a land lease community such as Eagle Point Lifestyle Estate, residents purchase their home and lease the land on which it sits via a weekly fee paid to the community operator. The land lease model offers several financial benefits including no stamp duty, no council rates or strata fees, with eligible homeowners qualifying for Commonwealth Rental Assistance. Eagle Point Lifestyle Estate will charge no entry fees, no exit fees and no deferred management fees, allowing residents to enjoy greater financial freedom. Homeowners benefit from 100% of any capital gains when their home is sold.

Lincoln Place CEO Paul Yeo highlighted the appeal of over-50s land lease living as a downsizing option. “Enjoying a connected, secure community with quality amenities that support their desired lifestyle is front of mind for retirees, or those looking to downsize,” he stated. “Eagle Point Lifestyle Estate is designed for those who wish to continue to live independently in a modern home in a friendly community of like-minded neighbours at a fraction of the cost of traditional housing options, freeing up funds to fully enjoy life.”

For those wanting to learn more, Lincoln Place is hosting a Drop-in Day at The Eagle Point Foreshore Hub on Wednesday 20th November from 11am – 7pm.  Anyone is welcome to come meet the team from Lincoln Place, ask questions and learn about the proposed community.
